I was unable to list a rental this past summer due to Covid, and plan to list it to be available on Januay 1st.

The problem is that our target market is very low on inventory right now (I’m attributing a lot of this to COVID uncertainty) and therefore prices are inflated.

They had some concerns with showings due to Covid and other routes to sell quick through opendoor, zillow, etc had shut down.

There is also a lot of migration to the area from the northeast - much of it directly as a result of state government handling of the covid response.

During Covid pandemic the most desirable areas have been more suburb environments with larger yard, sf/unit, as well as direct highway access for once life return to it's normal pace.

Given the COVID situation, evictions may also be backed up to a longer than average period (assuming they won't just move out on their own).Also, if they've been a good tenant for 10 years, what's to say they may not stay another 10 at a lower than market rate. 

Since COVID, that growth in population has only accelerated. 

Find others who do it now, and who did it pre-Covid.

I'm looking forward to the sheriff sale as they've held off since Covid.
