Offering a discount on monthly rent will more or less help close the deal and ensure I get a good renter. 

It also needs about 50% of the floors replaced, windows, some drywall, paint repair, new porches and egress stairs attached properly and/ or replaced. 

Many agents do not properly explain these things as they only focus on price. 

. - assuming you're close to/in Boston proper and on transit, no shortage of roommates versus families here, and you wouldn't be limiting your prospective tenants too much.

But talk to the RMLO about what you need to do so that you will have a proper mortgage note that you can resell later, if you so choose. 

Comps on zillow are not always the most accurate, so I would have your real estate agent run true comps for you, so you can evaluate the deal properly.
