I was curious what everyone else thinks is the weirdest local custom or law you have in your market.

At any rate, look for a metal fabrication shop and/or railing shop specifically.. they usually build them custom to your application.

If they can swing the 5% down, I'd encourage him to consider that as a better option IMO in most cases ... with a conventional, they will have to pay PMI (mortgage insurance), but if/when they have built up sufficient equity (20% I believe), then they can have the property appraised to confirm, and then drop the PMI, and keep the other loan terms, including the same fixed rate.

I want to turn rentals over in top shape encouraging my tenants to keep them up. 

To encourage energy conservation, include some wording in the lease that says something like, if you use more than this amount then you will be responsible for the overage.

Use mail merge to create custom letters, postcards, door hangers, etc. with a product like MS Word.

We want a company that does a good job with measurements, can get the material to us within 2 weeks max and represents a discount off custom cabinet prices.
