I have had luck working with @Remington Lyman on a deal but have had good encounters with several of the other agents as well; they're all a generous bunch.

In fact I know of a person who got deliberately scammed by a couple of pretty shrewd operators who knew about the SAFE/DF law and played the seller to the max on it and actually ended up with the home and it wasn't a MH.Personally after 3 decades in this biz doing just about everything there is to do in it I see very little value spending any money on old beaters.

It sounds like you are not opposed to paying for mentorship, but you just don't want to be scammed.

For example, google the company name and add the word "scam" at the end of it.

The original post wasn't very descriptive about your "deal", but if you're planning on reselling I would consider the insurance issues that you may encounter. 

@Moon Molson I don't know a single real estate investor that has encountered a huge water bill..welcome to the club.

If your only goal is not to get scammed, you can look up their license number online and see if they are legit.
