You'd need more data to determine the actual effect of -200 sf and -1 half bath.Comp 2 is several months old and the square footage doesn't easily reconcile with the number of beds/baths.

Also the cost of doing a warranty deed transfer for each property (I'm not sure if a quitclaim is an effective way of transferring in this situation).Alternatively, maybe she could leave the houses in her name and get a general liability, commericial or blanket policy that covers more than the standard umbrella policy?

There are other complications with not being allowed to work on your property, manage your property, or do anything personnaly to increase its value (as this would be effectively extra contributions to your IRA).
