I use this as an 'encyclopedia' to refer back to as a resource. 100% a textbook and dry as all get out, but it has proved valuable time and time again.As you hone in on your investment 'thesis' over time, don't hesitate to reach out if there is any way I can be a resource for you. 

Don't need to dry just getting the cycle started really helps the housekeeper do the rest during the turn.

If you have a flood, busted pipe, ground water, you pretty much just let it dry and maybe go over it with paint and sparkles once a year. 

They might recommend installing a drop ceiling or dry-walling over the existing ceiling to seal it in because bathroom paint is prone to peel because of the moisture present.

@Chris Gordon Exactly…..I cringe every time a see a wannabe wholesaler asking about how to find preforeclosures…..these are the Last people they should be dealing with….leaving them hanging out to dry just before a foreclosure auction.  

If the market dries up, they'll disappear and leave you hanging in a heartbeat.I won't sign a three year lease for anyone because you have no idea what their future holds, what yours will look like, what the market will do, etc.

Let me know what you’re thoughts are and if this passes your sniff test.I always feel like this timeline sounds like complaining and finger pointing.

It is at least a 4-5 day job and takes at least 2-3 days of drying time before you can walk on it.
