Leasing to Zeus Living?

Hi fellow landlords, We're considering signing a 3 year lease for the fixed rent option with Zeus living. They'll rent it out for 30 day minimum stays, but we'll be paid rent regardless of whether its occupied. We're trying to find other landlords who have done this to hear your experience. Anything you wish you'd known going into it?
