My primary screening criteria is that I don't take anyone that has an eviction on their record in the past 5 years or anyone that has a felony or more than 2 misdemeanors or any illegal drugs on their record in the past 3 years.

I tend not to buy parks with working meth labs, visible drug dealing etc that can exist.

Start as an agent and you can start working on your brokers license, but you don't need to go for the test if you don't want too.

Best thing to do is test it out in your market and see what happens.

If they are in the neighborhood you like and they look clean and well maintained, call and get an appointment to see the inside.Ask the local police which neighborhoods have the least crime (or, I don't know, the most prostitution and drugs if you are looking for a disapated neighborhood, everybody likes something different).Craigslist is a good place to look, because most ads have photos.The landlord is not allowed to tell you what and who is in the neighborhood.

I can only assume that maybe the previous owners got busted for drugs or something.
