Should I become a real estate broker (CA)?

I have found some information about becoming a real estate broker but I'm looking for some more specific advice based on my situation...

-I am located in CA and I have a 4 year college degree, so I do not have to be a real estate agent for two years. I just have to take the required courses and the exam.

-I am currently working with short sales. Would it be legal for me to be the buyer and then the broker and the seller? I know I have to disclose, disclose, disclose...

-What kind of liability insurance would I need and about how much would it cost?

I think it might be worth it
1) for the education
2) to save on commission fees
3) homeowners may feel more comfortable with someone who is licensed. My mentor has found that lately people have been more willing to talk with agents and are skeptical of investors being straight out of a get rich quick scheme.
