If the building has a common area that has a shared washer & dryer, or irrigation pumps, sprinkler water, swimming pool filter pumps etc...do you create a 4th water meter and a 4th electric meter to track those and divide them up?

If the HOA pays for the roof, then you can show how much you save in repairs by taking the cost of a new roof and dividing it by the number of months between replacing a roof.  

I ran random numbers, and surely I won't be able to do it alone as it is about 25-30k per @ 75 total units divided in 5 phases.My question is, what type of loan will i be searching for when doing some google/approaching individuals/banks that will allow me to get the financial confidence to bid on these kind of jobs.

Although much of the cost was paid in cash, I could not finance the balance of the property as a single family home, it was too difficult and costly to divide the property, and all five units (3 1800sq ft units rented) share water, sewer, and electric.
