I am good with searching for mortgages and municipal liens, but not so good at screening for bankruptcies and judgments.If there was a bankruptcy, how are your determining if this will impact a sale?

So overall I like the numbers and sounds like a good deal just need to determine if you feel it's a good long term play in that neighborhood and what comp rents look like. 

Useful life is entirely a tax concept that determines how long you can deduct a given investment in an asset, and has nothing to do with how long something will actually last and be serviceable.
