This helps to further define my early retirement criteria but I honestly don't think I'll have nearly enough rental income to replace my day job in less than 2 years so it doesn't matter that much anyway.

Moreover, a good agent will help you define your criteria and provide introductions to lenders, title companies, etc.I got into real estate because, when buying my first house (primary residence), I picked up the phone book and signed with a random Coldwell agent.

I also write ammendment for instance to define renewal notice periods and how early i can start showing the apt to prospective tenants (60-90days before lease term typically for me).... i can ramble on but please pay and protect yourself.
