Thanks for the replys...Like I said I think I can live there on my own, I would maybe be cutting it close but not too bad.

I had initially thought West and South Philly would be the best areas to purchase a rental property but it seems not so cut-and-dry anymore as areas change by the turn of a corner.

Or the guy that cut a corner too sharp and knocked down a fence post.

After two months of very hard work, they approved the SS if I would cut my commission sixteen percent, from 6% to 5%.

But buying wrong will tempt you to cut corners on repairs, cause you to have to sell further below market, and worst of all, stop making those loan payments and lose the property entirely (including your entire investment which we call 'skin in the game.)

Lawn care for a SFR can & usually is pushed off on the tenants but if the tenant decides not to cut it the owner would be the one who was cited & the city absolutely will issue a citation to an unkempt lawn.As for duplexes & lawn care the move is to have the management company handle that.

whatever makes it cut ties with my homestead property and separates it. 

Any suggestions on how to obtain another loan without some insane rates as it will cut into cash flows. 

This will cut a few hundred dollars off of your monthly payment and put you in the positive.
