Initially he was on board with this but he recently went and created an LLC by himself and wants to quit claim deed the rental property to his LLC and me (or my LLC when I form one).1. 

For the past 2 months the seller/ seller agent has given us conflicting stories (without getting into to much detail) regarding leases for the current tenants, parts of the property included, appliances included (the seller indicated washers and dryers are included, but the current tenants claim that they are theirs).  

He could claim it was in that condition when he rented it . 

It's a very common discussion in committees for bankers to bend over backwards for 'good customers' and to not give an inch to 'transactional customers'.

Competition are all located on opposite corners of the town and the owner claims there is a good relationship between all of them.Asking price is $210,000.... $18/sqft, so am I missing something or is the deal of a lifetime?

I've read 2 insurance policies is instant denial of claim. 

The most important step when renting a property in any asset class (especially C) is to make sure you have a manager that appropriately screens prospective tenants and has the resources to manage the day-to-day needs of your customers.  

I would call on a potential customer abut once a month. give them a year before I would move on. that is 12 calls, I would get a chance to know them. give them a chance to know me and  usually with my "Charm and Swagger"  LOL they would eventually melt. 

First floor claims and believes that it is coming from the basement and after the renovation more roaches are coming to them.
