So it was really us adding a stair case, framing out the shape of the walls, electrical, ventilation, plywood and the final cosmetics, ect.From start to finish we spent 12,000 dollars in materials and labor.

You could try to improve the cashflow on it just by adding some value in cosmetics or whatever minor repairs it needs.

We live South of Atlanta, Georgia, where home prices are pretty darned good, but we were having a fairly tough time finding our ideal property--a foreclosure, no basement, newer than 1990, in at least a B neighborhood, primarily cosmetic fixes. 

When I had my surgery the bill was close to $120k.
