Where the judge can honestly not know what happened on a phone conversation. 9 Pay or quit notices speak volumes.

Everyone's favorite topic of conversation is themself, and when you can go in and talk about the deals they have done or what they have listed now, it will help establish a connection.

It's almost not even a conversation worth having!

Still humming along on my mostly LTR conversion. but concerned about if they can no longer pay eventually.

But I highly recommend you search BP for commercial lenders or reach out to one in your area and have an in-depth conversation to help you "get your ducks in a row."
