Currently post construction appraisals are coming back at $340k-$410k depending on location of the property.

You don't want to get into a situation where unforeseen construction delays and repeated vandalism/theft forces the property into dissolution (aka. you run out of money).

If you have minimal time and minimal construction experience  and want minimal hassle do not try and turn a single family into a multi.

The LLC plan to avoid lawsuits is a construct from people who charge to set up LLC's which fails to tell you: annual fee for LLC filings, extra costs for extra tax returns, total need for an advisor CPA.

If you can also have work done on Saturdays and get a 6 day a week construction progress without delays, you can also save time, time is your enemy here.In the debt service position, your potential money partner would essentially be the second lender in second position, a much riskier position than the first and may demand a higher interest rate.
