Common unforeseen circumstances include, but are not limited to, delays in getting permitting or scheduling an inspection (though an expeditor may assist with this or a third-party engineer if that's permitted by the locality), the quality of the GC/subs/vendors and whether there is transparent and timely communication and conformance with the plans drawn up by the architect/engineer, zoning issues, setbacks/variances, what materials to use for the new builds (e.g., are you going to use cinder blocks or poured concrete for the foundation?)

I have been communicating with the tenant via text message, and certified mail because he would not provide an email.

The challenge was working with the husband who didn't want to communicate unless he needed something from me.

You will have to communicate with property owner about showings and they will probably be limited if allowed at all.

The best thing you can do is communicate your expectations clearly and then follow through.

They are both working and making money...will they use that to pay their rent, will they try to talk through a plan with me or the property manager to get back on course, will they reach out to get assistance themselves... probably not...whats wrong with tenants....COMMUNICATE.. we arent going to just forget that you owe rent and you are going to get a free ride 

For my job(s) - I plan to first just get a little job whilst in college, after I turn 18, invest in a bike, continue that job and work for Uber Eats (which according to google is 8-12 an hour) so I’ll have a consistent job and a side hustle.

Is it solely based on consistent and continuous analysis of properties in your market until you see a shift in values?
