This isn't for a specific property, but just a general question I have been thinking about.If you have a nice SF residence in a good school district (which would likely be one of the key features of the rental), how much would you drop the rent if it wasn't rented by the start of the school year?  

We just went through the documentation the other day and saw they placed someone with a collection FROM AN APARTMENT COMPLEX in our property.

I used to be the featured speaker at a national workshop/school, where we presented PWF's as a great energy efficient alternative to concrete.  

In the long run, I would like to look at apartment complexes or enough multifamily rentals to justify property management.

Sean and readers, this article is trying to just hack at legal concepts and they are not really revealing the complexity of the issue.  

I do all my own due diligence on liens, etc so if there is a case that is too complex looking to me, I walk away from it.At any rate, I purchased my last one on 7/7/14, and have yet get title to it.

I negotiate contracts for a living, if we are doing something "different', I write a contract and send it to attorney for review,,we work together to get something that accomplishes what I want, and still is legal and offers the protection he wants.If I am making very minor changes to that agreement I go ahead and make them (minor terms etc), but if any change is very complex, I run it back by the attorney.I have read and reviewed thousands of contracts in my life, and I very rarely miss anything, but I am not an attorney, and am constantly surprised by some small change an attorney will make that gives us better protection.If you didn't go to law school, don't play lawyer

I was also able to keep a small 10 x 10 living area outside of the master bedroom which is a nice feature.
