@Kevin Austin i would agree with a general consensus here and not be a buyer at that price, however you may have heard brandon Turner say, on 99% of properties, there IS a price id be a buyer. in this particular case, id say that would be mainly determinate on two things...first, seller motivation, does this seller need to get out in a hurry, manage from a distance, retiring etc, all this things can offer you an opportunity to negotiate to meet their needs.

Thing is, it's not just a MH "attached" to land, wheels off, tied down, tongue off, you have the issues of comps in the appraisal, distance to comps and age of the MH too.

Buffalo doesnt have major traffic issues so anywhere is easy to commute in little time, the other nice thing about our market is, you can buy for less with issues and fix them still coming in under price and having a better end product.
