Generally speaking, you have some combination of money, hustle(time) or expertise... so take inventory of yourself, and get out there. 

Bottom line, now is a great time to sell, BUT are you confident in this market that you are going to find the two “deals” that cash flow $1200 combined with the money made from the sale?

Maybe I'll find a way to do just the 6 month period or do the math to get a combined rate for the total period of the 30 year loan and try again.

I dont think the newcomers are going to push up prices.Some renters and homeowners will combine with family or friends when they can not afford it anymore.
