We would consider 'good' deals to have cap rates in the low to mid 5's and great deals to be 6+ caps.

@Brett Palmer I understand the concern of buying at the top of the market, but most lowest cost cash flow markets don’t fluctuate nearly as much as higher end neighborhoods or coastal markets.

I currently live in coastal central California & can't find anything in my price range locally.

That's going to have to do with listing appeal, namely lead photo(s) and listing title. 

It took them 4-5 days between sanding, polyurethaning, and drying time.
