I have seen it personally over the last 20 plus years of funding deals in those cities I spend time there I see it..

Be aware that these lenders will not change their specific loan requirements to get the deal done.

Or even better, find a place of your own to buy if you can, so you don't have to deal with renting and paying 100% interest anymore!

Cashflow is not a myth, the deal is made on the purchase and rent to make the numbers work. 

This would require a much smaller downpayment & interest would not be nearly as big of a deal for these small single-family homes.
