Is it smart to have a house ready for summer for a potential buyer or buy it now and hope that the winter weather doesn't affect when the house could be sold?

There is so much exciting growth going on in Boise, and Idaho is such a fun place to be in the Summer.  

Opportunity 1: Single Family Private PondI grew up in the small town of Templeton on a pond with homes on the one are all summer homes and the other side part of a private association with private beach etc.

There are some good REIAs and such in San Antonio (join via Meet-up) that I have joined and hope to attend some of their meetings this summer.

I also have in sites of a motivated seller of a single family property in Massachusetts on a popular lake surrounded by summer homes.
