SFR / ADU will likely stay in SFR with a little bonus income.  

Since it appears you are just starting out, and given the current market, I recommend focusing on a safe cash flowing property, appreciation being a bonus.  

Final thought: The 50% more profit from STR vs Long term rentals seems pretty glamorous...it’s like gambling at a casino and hitting 7’s....and then the dealer changes (regulation/inventory)There are over 2M STR listings in the US alone.

Rental properties are meant for consistent and stable cashflow returns that can provide income throughout any market cycle, and should complement other investments such as a stock portfolio that will fluctuate much more through different market conditions.Any appreciation is a bonus, but focus on driving cashflow from day one, and you will set yourself up for success over the long run.

And keeping a good a high bathroom to bedroom ratio is a big bonus for prospective renters.  

Championsgate has a much larger amenity area and can hold more people, there is also golf there so that's a bonus for attracting guests.You can check Facebook groups for both communities as owners have private information that they like to share.

Most of it though, was spent on STUPID stuff - several visits to casinos to "live large", eating out almost every lunch & dinner, several beauty treatments, buying a bunch of online movies, etc.

Added bonus, staging companies likely have multiple sets of inventory with most of the items you need on hand.  

Another things to watch out for is for bonus space.

I personally like to include penalties to sub for late work and bonuses for completing scope early (without sacrificing quality of course).
