When I started my Airbnb, I filtered out all the like item places I would be competing with. then I looked at their prices and calendars to get an idea of what kind of business they  are doing.

When the city comes and inspects the property, they are finding very small and in my opinion insignificant items to not give me a certificate of occupancy. 

Adding to that, mold, termites, basement cracks (and other structural issues), septic tank, roof, needing a new driveway.... all these are huge ticket items.
