Inspection (they attended) came back overall very positive with two possible red flags. 

Explained to sellers + agent investor on 3-way call general hybrid deal process. they were open and interested.Terms they asked for:7-day inspection then quick close, bigger downpayment (asked for 100k), and PP of 725K.

They may have a pilot program, but is not allowed by the building code.

By the time I finally did my first one ( 90 home build and sell project) I made sure we had no debt on the underlying assets and only took debt on to build the homes plus huge reserves..

SIDE NOTE / NOT AN ANSWER:  Any tax title property I own with a building structure on it and is apparently vacant, has at least one 8MP TASCO Game camera pointed at the house starting from the day I purchased tax title. 

Murphy's law is the real deal so build your business like it.

They build up reviews across all the listings.The downside is that if you want to switch PM's or self manage, you will have to start over.

If you build a solid team and listen to them you'll be fine.

Make sure you stay on the good side of the building department and code guys and you'll have no issues.
