If the first lien is substantial and the tenant is not performing (a safe assumption in light of the eviction attempt) then your second lien is just not worth very much regardless of what is stated on the face as to amount owing and interest rate.

You can't issue a lease for a property you don't own yet so I'm not sure there is much point in attempting to contact the tenant before hand.

Apparently , he 'attempted' to reinstall blinds but when he installed the hardware for the blinds his drill torque was too strong and he split the wood on the inside of each window frame!
