Seems like you have many options and making moves to get you closer to your goal is where you put your time and resources.  

The time between the death of your grandparents and the recording of the deed showing your uncle's ownership is a glaring hole in title.

You can use it as an STR or LTR so rents are more of a win based on options.You want to be able to spread your capital around to more than one big investment especially when your NOI is going to be better on 2-3 versus one!

There is only so much time in a day, week, month, year, so remember your focus will need to be divided up between real estate investing, family, and enjoying life.

It takes time from when the property is sold for the title to be registered (in my case with the province-I was told it was taking up to 2 months).Nothing is automatic with transferring.

Also I would run it by an attorney The big question is are you in a place to refinance the mortgage or pay the taxes if something goes wrong?

Replacing old hardware with modern finishes like brushed nickel or matte black can also make a big difference.
