The use/misuse , off hour operation, and water damage from spills,back-ups,etc, can become a real headache!

What I would do is hustle on finding a more serious back up buyer who will follow through on his contract obligations.

Why not keep the radiant ceiling heat too, as a backup or whatever?   

AND I did not have a backup plan as far as a second or third choice to bid on.  

Put that in the Craigslist ad backup also and say You are open to Section  and VASH.

Then your confidence will shoot back up.

It's great to hear stories of people getting back up on their feet.

If you aren't experienced enough, use brokers and contractors to back up your numbers.
