Given you only get one shot at setting this up properly and the structure is a bit more complex for me to be comfortable doing it myself I am thinking about getting expert opinion on setting it up properly.

That, in combination that many projected to be less than 4 stories high, should give them a decent shot at getting approved. 

I'm meeting with them tomorrow and going to tell them if 2 housemates can pay the third one and he can just pay me in one shot.

I financed one conventionally, considering that the 'down payment' on the portfolio, which he carried with seller-financing.Another 10 unit shot was a small community bank CEO that found himself with an REO. 

So this is the first year that I think I might have a shot at reaching the coveted "RE professional" tax status. 

I can see though for those that need financing or more of a limited capital availability it would not be that great.. but I see that also as giving those that can handle the extra cash set aside without any stress better shot at some nicer deals as many wont buy just because of that..
