If you were not comfortable with her becoming month to month after the end of the lease then you should have structured your lease to have an auto renew clause where the lease automatically renews for another 12 month term unless either party gives written notice 60 days prior.

Neal, like mentioned above, I would defiantly have a signed lease [preferably 2-3 years with automatic rent increases].You can tell the tenants that the rent is going up "$50" per month but if they sign a 2 year lease it will only go up "$25".Also, don't forget to always try to get the lease to end around May 1.

Or you could shift your focus on acquiring commercial multifamily properties which I believe is better for cash-flow vs. residential properties.

I try to just use the @ sign, I will hold shift- press the @ sign- then type, etc.
