For a property that is not within walking distance to the beach--how far away from the beach will still attract tenants?

Unless you have hundreds to millions of dollars in the bank (which you may have) you do not have anything to worry about.

Or did you go to college and get a useless degree like so many others because Obama suckered millions of young people into thinking they were special and with a college degree they would change the world? 

Howard Beach has pretty attractive yields and is close to the airport. 

Refinery ruffians are attracted to my places.

I've read several books and joined different webinars and have had a million ideas for my first investment, but ultimately, I believe a multifamily house-hack would be the best to start with.

With a population of almost 2 million I'm sure there are plenty of deals to last you a while.

Or conversely, cheap rent will bring out the poor applicants in droves and those tend to have many personal problems.Wow, but yea it does makes sense...higher quality houses and expensive rent attracts higher quality tenants. 

We’re looking for a property that fits the following criteria:- Value between 18-28 million- Located in a red state with good landlord-tenant laws (Texas and Idaho are our preference) - If Texas, not near the boarder, San Antanio or Houston area.
