It does not require appraisal, income, or assets (unless if you need assets to close), and in some cases no credit either however most lenders do require a min fico.

My plan is to fund the build with greenstone's D.I.Y loan then after the build get it appraised and do a Cash-out refinance so we have some money to buy a Duplex or single family house. or..Hang onto the land and purchase a duplex live in one side rent the other..Thank you!

The guideline that allows this states that the properties must be over 100 miles away from each other (obviously that is the case here) and you may have to have an appraisal on the property that is in Miami to meet FHA's requirements.

Once you have them in person, it is our duty to explain our value proposition - marketing, resources, team structure, systems and processes etc.With respect to why they shouldn't sell on their own:- Zillow direct most traffic to Premiere Agents so the seller only gets a small percentage of interested buyer inquiries- They are only exposing their property to a small portion of the market- It takes TIME to do showings, market open houses, negotiate contracts, coordinate inspections, appraisals, walkthroughs, etc.- Agents who list their property on MLS can expose the listing to other agents who are incentivized to bring forward a qualified buyer.

However, we are running into extreme escrow issues with lots of lenders unable to close the deal on time, due to various factors, like appraisal delay, or buyer getting furloughed and back out of contracts, other issues that will extend the closing date.
