Hello Forum,I am currently working on a deal for a Colorado property that by most common sense would appear to be residential.

While researching properties on the county assessor tax websites I often come across properties that have sold in very short periods of time for substantial differences and it appears the buyer is often a trust and the seller may be the owner of the trust.  

Do you know how or if seller financed land contracts appear on one's credit report?

So, I found a SFH listed on Auction.com, it's not listed on the MLS...I drove by the house and it appears to be vacant.

Initial research appears that this could be a good decision, however, I am leery given the foreign laws and convulsion of Italian process.  

The 1st item I noticed is that you are being told your Husband's OT/bonus income is not being counted, this should not be the case, if there is a 2 year history of receiving this income and it's increasing (as it appears it does) this should be used in your qualifying income in addition to the base.
