It was zoned light commercial, but after going through a long process with the county, I was allowed to build on it using a use permit, and keep the light commercial zoning.

and hey if its not enforceable it was still worth a try as long as we have a severability clause in the lease so it doesnt cause any problem if that section is thrown outagain, hope your tenant issue gets resolved...its so frustrating that they are allowed to do this to us.

(adult being an important distinction, I didn't get allowance when I was a kid, ugh) I'm thinking what I can do is let my sister list it, have her figure out what market value is so I don't have any family battles over fair value and her time renovating it.

The woman left says she cannot afford to stay alone supporting her children....there is only 2 months left on the lease which we are willing to allow them to walk away from just to be done with the situation but it is becoming extremely heated between the two of them.
