For resale, my opinion is the lack of a garage is a detriment but having extra living space for a rental could be an attribute - although I could be completely wrong.Please share your opinions!

LOL, I strongly disagree agree with @Ann Bellamy 's take on this.In every state title companies require an attorney to be "connected" to them, many are owned (the agency is owned) by an attorney or they have one on retainer or contract.

If you do not start a company right away, you can make up for the lack of limited liability with a strong umbrella liability insurance policy (and I would strongly recommend that over a complicated entity structure!).

Be mindful that there may be additional citations or warnings in the works that are not included in your current list.If a muni agency did the inspections and made these requests then they'll have to be satisfied for habitability.

Not a favorite strategy.Problem is that many try to make any property into a deal, deals aren't made just because some strategy can be done, if it lacks equity then long term cash flow may be all that's left.
