How do I determine the amount of repairs it needs without actually looking at the property?

So, if it had an amazing piece of property to go along with the house, definitely.  

Either way, all roads lead to actually investing in real estate, but I'm trying these avenues to build up some cash, as well as get exposure and networking, etc, etc etc.
