View report*This link comes directly from our calculators, based on information input by the member who posted.help me out please, it seems like i am doing something wrong. every house i analyze is either negative or barely a 5-6% coc. ive heard Brandon say that if he finds an 11-15% coc then its a homerun but i feel like there's more 2-3% that i find lol. but some hard money lenders ive talked to tell me they want to see 15%. 

Viewed the day after it was listed for 120k, offered 110K we were told they had multiple offers.

No one is coming for mountain views or to be on a lake, they come for the kids and the theme parks.

Anything is possible, but why would you buy something without a verified party viewing it in person?

It won't be anything against you, but you really need to be in motion, viewing, and start with the agent in that scenario.

You will also be increasing your understanding of the subject and even getting a wider view of the RE investing landscape.

This gives you enough time for multiple buyers to view the property and place offers.
