If your "repair" work includes gutting the building and fixing structural issues, I think my clients would be most interested in it if you offered it as a shell, and included TIA or Tenant Improvement Allowance, to come in and do their buildout.

The issue with switching to rent by the room is that you’ll have to wait for all rooms to be vacant again in order to switch back to renting the whole home out as a STR/MTR.
