As long as the cover has us in long trench coats and dark glasses, I'm down!

I was recently thinking about raising enough money with grandpa then transitioning on to a wholesaling company that will help me getting licensed as well as having the chance to earn commission, would this be smart?

@Hannah Woods I love that you've set SMART goals.

We saw this same stuff happening in the mid 2000's....right before the correction because owners were thinking they could always still get a bidding war ......however....less of the general public is trying to buy rentals in Oakland because of rent control, etc......but the smart people like us have a different thought process.

Guests often look for those.Have also seen a recent study that says that 82% of guest prefer to stay in smart home enabled properties and that 60% are willing to pay more to stay at those so I'd recommend adding smart home devices (locks, thermostats, Roku TVs) and clearly market those in your listings.

Sometimes you need really smart underwriting.

I don't have a monopoly on smarts so I would love to hear what you would do.Here is what I'm considering - please let me know if you think it's reasonable or unreasonable. 

I know that this has cost me in terms of total return but I started a little late in the game as opposed to those young smart guys using the "BRRR" method.
