I've heard great stuff about East Ridge, Hixson, and Red Bank, and I have found some properties that I am personally interested in in East Ridge, but the crime rate in the zip codes associated with these regions seems really high.

There is one person on the site, I think Karl... he had a site called The Red Pill Investor that had a great script i printed out. 

They have zero credit, and a few statements they made during the showing raised some red flags to me. 

Our area is red hot right now (I think ~30% increase in value in 3 years) and we feel as if prices may be inflated.We are both interested in real estate and are both planning on working on getting our real estate licenses this winter after we finish up some projects around the house. 

My only red flag to anything in this thread is the "realtor losing patience" part.

If there was a red flag, you'd have a professional in that trade come out and give you a quote.

I see the logistics of getting to the property if needed as an obvious initial red flag. 

Easy and free advertisement to all the real players in the area.

And if they take a day to respond is that a big red flag considering how fast buyers need to move on purchasing a good deal these days? 

hey guys, have a question- i found a lender that lends 100% on a property. they dont check credit score or taxes or anything. i have all the details of the loan etc. my challenge is, in the application he wants my drivers license info. is that a red flag or is that normal?
