It's a truly professional service at a fair price, and I wish more property management firms would copy their model as working with my other one in a different state is more frustrating because these guys are so good.

If you're confident enough with asset segregation in the LLC and not concerned about personal liability, then, just go without.Make tenants carry renter's insurance and reimburse them.Anyway, not that I'm recommending it, but for scenarios where a property is worth 50k in a isolated LLC, I don't see the upside to paying 1k in insurance.Here's the view of a claims professional who doesn't sell, but deals with the aftermath of bad things happening.

I wish I could be of more help but I am on the other spectrum of commercial.I do the triple net leasing transactions and apartment buildings transactions but I do not do any property management or tenant rep as I do not enjoy that aspect of it.Do you use Costar tenant professional??
