It's going to take some practice as I am not a salesperson by nature.

As i'm grabbing my stuff the speaker noticed that i'm leaving and notices that he has at least lost two sales goes into right away i'm not trying to sell you anything "TONIGHT" as he is practically standing right in front of me to make me sit back down and not make a fool of him. 

I heard a young man, Kevin Wood, on podcast 167 saying that I should be practicing analyzing new listings for 30 days to become proficient at recognizing what a good deal is.  

I currently work in commercial real estate as a property manager and I would like to take this experience and start my own practice.

I think this will help me get into the business and start gaining practice investing experience.

I look at it as practice talking on the phone to people so when something eventually does come along, I'm not as nervous as I have experience blindly reaching out and talking to owners.

Layers upon layers in structuring your entity is a good hypothetical principal but in practice may often add unnecessary complexity to management, unnecessary additional expenses, and a false sense of protection, thinking that one is untouchable.

On the flip side, I do have quite a few really close friends and family members that practice real estate law; they are always happy to help out when I have a question or issue and instead of a retainer or a fee, which they would never accept from me, we just go out for a beer and dinner and catch up.
