somtimes you can assign the contract to the rehabber for a fee or when dealing with fannie mae, hud, or banks you have to do a double closing and hope you rehabber doesn' back out. its best to join a REI club and make contacts with people that have cash ready and and close in days not months and get multiple back up offers.

But that fell through because there's an issue with the way the original title was keyed into some system on the Fanny Mae end, and they couldn't find the exact address that's written on the title in the system and Fanny won't change it to match the title, therefore, I can't get an approval for the refinance.

Many lenders, including Fannie Mae, declared in 2016 that any owners who transfer property ownership into an LLC with loans obtained on or after June 1, 2016 must be allowed to by the lender without triggering the due on sale clause, as long as the owner of the property has majority interest in the LLC.
