I believe that I found a sfh that would be a good first investment property for me but I would like someone else to look over my numbers.It is a 3 bed 2 bath house with an attached garage. 1600 sq ft TLA.I put in an offer on the house for $67,500 and they accepted.

He can buy a cover for the motorcycle. they have some that are almost like a mini garage.

Realtors usually search for SOLD houses in the same subdivision (Common/Legal) from the past 6-9 months to look for what similarly sized, bed/bath/garage count, and preferably also rehabbed sold for and how fast.

Find some more modern brushed nickel flushmount LED's that are around $30-$40.  

My initial thoughts are I can repaint the walls, replace the trim, add vinyl flooring, repaint the kitchen cabinets, and replace the outdated appliances with newer ones for a nicer, modern look, and I can charge more.
