Hopefully I can avoid some mistakes because of this place.

We spent hundreds of thousands of dollars on this cove but made some major mistakes.  

My other mistake was I never specified these terms explicitly in the lease.  

I guess I need to make one more thing clear, I haven't purchased a home in over a dozen years so I am just trying to avoid what would essentially be a "rookie" mistake.

I know it sucks to get excited about a property and then have people try to dissuade you from it but it doesn't feel like you have enough of a cushion for mistakes. $5k would make me uncomfortable.

Daniel,This kind of thread doesn't get a lot of responses because1)  If you share your success, people say you're bragging.2)  If you share your mistakes, people say you're stupid.It's almost a lose-lose situation. 

Recently purchased my first home. What are the biggest problems new homeowners have to deal with? Is it the paperwork? Finding a good policy for mortgage/insurance?

Followed advice from two BP members and hired Kalem Williamson as a contractor - HUGE mistake,  The guy took the money and split.

I spoke with a wholesaler a while back and rookie mistake I never collected his information.
