I’m from Miami grew up in Hialeah all of my life as well. 

My last bathroom add wasFraming, plumbing rough in, drywall, heated flooring, waterproofing, tiling, floor tiling, fixtures and vanities, final plumbing. 

I live around the Hallandale/Hollywood area near Miami and most single-family homes are over $250,000 leaving me the option of FHA or Conventional with 3%-5% down as a primary residence.

It's wonderful, it's close to a lot of places like for example Miami or Orlando, West Palm, Tampa and etc you're really in a nice point because everything is accessible to you being in Port St Lucie (don't live in the excitement live nearby so you can drive to it enjoy it and escape it after you're done) and it's a wonderful place to raise a family when you get here check out the Traditions area it's a wonderful family area and you probably would really like it also there are great beaches near by if you like the water.

My plan was going to be to take a heat gun to the old paint, replace any wood that might need replacing, and then give it some nice fresh pain. 

The bottom unit doesn't have it's own independent hvac system so AC and Heat is shared with the first floor of the property.

I don't know about the layout of your house, how well-insulated it is, or your climate, all of which factor into what makes sense for you.A heat-pump is basically an A/C that can "run backwards" to heat the house.

And some repairs were quickly addressed when they were priorities (heating, leaks, etc.)

When people start moving here in droves it feels like a flood and has affected the housing stock accordingly with our inventory down to 1 month.I suspect many will also come from other parts of the country especially parts of the country were they dont think twice of heat humidity thunderstorms tornados etc.. all things the SF bay area has none of  LOL.
