David,While I respect your opinion not to invest in securities, I have to strongly disagree with your view on securities.Sure maybe I don't have hundreds of millions of dollars at the end of the day like an institutional investor does to invest and sure I probably am a flea on a dogs tail compared to the big boys and their venture capital but that does not matter one bit to me.

In multi family Acquisition, the price for door is not that important factor.Basically institutions or experienced investors are looking for Cap rate based on type of class of property , underwriting based on actual numbers [ not proforma numbers].

I work at a local financial institution and was informed I would need to type up a letter stating what my business will be about and how it works and have it submitted to our HR dept.

Kyle, one more thought, and i'm sure i'll get ripped on this one by the institutional men and women but:It is Bad Strategy to use the equity in your home (HELOC) to buy investment property or discounted notes.

In reality, I can see where a bank's attorney drafted the restriction for the simplist way to comply and where a bank through its institutional thinking will say they can't change a thing.

I would like to invest my own money but would ALSO like to find note holders and connect them to institutional note buyers for a referral fee.
