The water authority is required to give you notice if the tenant is behind on their utility bills to be able to hold you responsible.

They just want to be out from under the monthly payments (PITI + HOA) and responsibility for the property.- Home needs about $8K of rehab and upgrades to be rent ready.- I come along and offer to do a Lease-Option Purchase @ $67K, taking over the monthly payments, handling the rehab and paying for it myself.

Based on his response he doesn’t have anything in the way of support for his price.

@Bob Okenwa Thanks for the response Bob, I have heard of many other investors utilize 0% credit cards effectively for rehabs, and I do like that idea, I just have to make sure I have a solid plan to pay them off, like you said.

He says he has submitted paperwork to IRS and is awaiting a response, but that response is 3 years coming?

I've been working with Ricky Totten and he has been very responsive and great to work with.
